Why It Matters

Why Project Management Is the Product

A custom home or major remodel touches more trades, more decisions, and more dollars than most people will manage in a lifetime. The difference between a build that goes well and one that goes sideways is rarely about the carpentry. It is about whether someone owns the calendar, the budget, and the conversation.

Every Fin Home build runs as a managed project from lot survey through final walkthrough. One person owns the scope, the schedule, and the communication, which means you always know who to call and what is happening on the job site this week. We treat project management as the actual product, with the finished home being the visible output of it.

How We Run a Project

Six Principles

One Point of Contact

One project lead from lot survey through keys in hand. Same person on the phone, in the email thread, and on the job site. When you call, you talk to someone who can answer rather than someone who has to ask around.

Clear Written Contract

Site work, foundation, framing, mechanicals, finishes, and allowances all live as separate line items in the contract before construction starts. The price you sign is the price you pay, with change orders only when you change the scope.

Progress Walkthroughs

During construction we walk the site with you on a regular cadence: what landed since the last visit, what decisions are pending, what is happening next. No surprises, no chasing us for a status.

Permit and Inspection Tracking

We pull every permit your municipality requires and walk the inspector through each stage. The full paper trail (permits, engineer stamps, inspection sign-offs) lives in a shared folder you can pull from any time.

Subcontractor Management

The plumbers, electricians, HVAC techs, and tile setters we use have worked with us for years. We schedule, sequence, and quality-check their work, and we settle their invoices so you only see one bill: ours.

Punchlist and Warranty Handoff

A walkthrough before move-in with a written punchlist, items closed out together, then a documented warranty handoff. 1 year on all work, 2 on systems, 10 on structural, written into every contract and tracked after move-in.

How We Stay Honest

Four Operating Habits

Decisions Caught Early

Material selections, fixture decisions, and finish allowances all land during design rather than mid-build. By the time framing goes up, the home is already specified to the level the framer needs to build it correctly.

Transparent Change Orders

When something does change (you decide to add a feature, the lot reveals an unknown condition), the change gets priced and signed before work continues. No retroactive line items at the end of the build.

Honest Schedules

We do not promise dates we cannot hit. The written schedule has buffer where buffer is honest and aggressive where the trade can be aggressive. Delays get communicated as they happen.

Always Reachable

During the build you have direct contact for your project lead. After move-in we stay reachable for warranty items, for follow-on work, and for the small questions that come up six months in.

FAQs

Project Management Questions, Answered

Who is my point of contact during the build?

One Fin Home project lead from start to finish. They run the schedule, the budget, the subs, and the communication with you. You always know who to call.

How often will I hear from you?

A written weekly update during construction, plus phone or in-person communication whenever decisions need to land. We can adjust the cadence up or down based on what you actually want.

Do you handle permits and inspections?

Yes. We pull every permit your jurisdiction requires, coordinate inspections at each stage, and keep the documentation accessible in a shared project folder.

What happens at the final walkthrough?

We walk the finished home with you, take notes on anything that needs touching up or finishing out, and close those items out together. The walkthrough is documented and signed off, and the warranty kicks in from that date.

What is the warranty?

1 year on all work, 2 years on systems, 5 years on structural, written into every contract. We stay reachable for the full warranty term and beyond.
