What We Tear Down
Demolition, Run by the People Who Build
We take on three kinds of demolition across Dallas and the wider Metro: whole structures on a lot you are about to rebuild, interiors stripped to the studs before a remodel, and the walls, chimneys, and slabs that have to go in the middle of a project.
Fin Home owns its own excavator, skid steer, and dump trailers, and our crews run them. That matters more than it sounds. When a remodeler subs demolition out, you pay a middleman, your date belongs to someone else's calendar, and the crew swinging the machine walks away with no stake in what happens on the lot afterward. Here the same company owns the schedule, the price, and what gets built next.
Scope
What We Handle
Full House Teardown
The structure comes down to a clean pad. Framing, roof, slab or foundation, driveway, and outbuildings, with every load hauled off as we go. You get back a graded lot that is ready for whatever gets built on it.
Interior & Selective Demolition
Strip a house to the studs ahead of a whole-home remodel, or pull out one kitchen. We protect the finishes that stay, cap the utilities at the right points, and take out cabinetry, flooring, drywall, and tile without disturbing what holds the house up.
We Own the Equipment
Excavator, skid steer, and dump trailers, all ours. Most remodelers sub their demolition out, which adds a middleman to your price and hands your schedule to someone else. Here it is one company and one phone number.
Structural Demolition
Load-bearing walls, chimneys, and slab cuts. We build houses for a living, so we know what a wall is carrying before we open it up and what has to go back in once it is out.
Permits and the Paperwork Behind Them
A Dallas demolition permit wants a notarized owner authorization, a hold-harmless agreement, a solid-waste franchise contract, a tree survey, a handwritten haul route, and proof the property was treated for rodents and insects 30 days earlier. We run all of it.
Haul-Off & Site Cleanup
Debris leaves in our own trailers rather than sitting in a rented dumpster on your street for three weeks. We separate what can be recycled, sweep the site, and hand it back clean.
Our Promise
We Will Beat Any Valid Written Estimate
Bring us a written estimate from another licensed, insured contractor for the same scope on the same property, and we will come in under it. No haggling and no asking you to talk us into it.
- The estimate is in writing, and current
- It covers the same scope of work on the same property
- It is from a licensed and insured contractor
- We see it before we finalize our number, not after
We can say that because we are not marking up another company's crew. The excavator, the skid steer, and the trailers are ours, so our number starts where a remodeler who subs the work out has to add a margin.
What Sets the Number
Why Two Teardowns on the Same Street Price Differently
Nobody can quote demolition off an address and a square footage. Five things decide what your job actually takes.
-
Square footage and stories
The biggest single lever. A two-story house takes longer to bring down safely than a ranch of the same footprint.
-
What sits under the house
A slab on grade is straightforward. Pier and beam, a post-tension slab, or a pool in the scope all add machine hours and haul-off volume.
-
Access for the machines
A corner lot with an alley is cheap to work. A narrow interior lot with mature trees and no rear access is not.
-
Asbestos, where it applies
Texas exempts anything from a single-family home up to a four-plex, so most house teardowns skip the survey entirely. Commercial buildings, and homes converted from commercial space, do need one, and abatement is its own licensed line item.
-
Landfill fees and haul distance
Disposal is priced by weight. Masonry and tile weigh far more per load than framing lumber.
Interior and selective demolition works differently again. It is scoped by the rooms and by how much has to survive, so the size of the house tells you very little. Either way we walk the property before we put a number on paper.
How It Works
From First Walk to Clean Pad
Four stages, priced in writing before anything comes down. The paperwork stage is the long one, so we start it the day you say go.
- 01
We Walk the Property
We look at the structure, check whether the machines can reach it, and confirm exactly what comes down and what stays. You get a written price off that walk, before we book anything.
- 02
Permit, Pest Treatment & Disconnects
We pull the permit, notify every utility to disconnect, and get the tree survey filed. Dallas also wants the property treated for rodents and insects a full 30 days before anything comes down, so this stage sets your date more than the demolition does.
- 03
Demolition
Our crew, our equipment. We fence the site and protect what is staying, bring the structure down, and load debris into our trailers as the work goes.
- 04
Clean Handoff
Final grade, a swept site, and photos of the finished pad. If we are building what comes next, the build schedule picks up from here with no gap.

We Can Build What Goes Up Next
Clearing the lot is the cheap part of the project. What you put on it is the decision worth getting right, and most people making that decision are talking to a builder for the first time.
Fin Home has been building custom homes and running whole-home remodels across DFW and the Possum Kingdom area since 2018. If you want a number on the rebuild while we are already out at the property, we will put one together. If you have a builder lined up already, that is fine too. Our demolition number does not change either way.

FAQs
Demolition Questions, Answered
How much does it cost to demolish a house in Dallas?
It depends on the house, and anyone who quotes you off a phone call is guessing. Square footage, foundation type, whether the machines can reach the structure, and how far the debris has to travel all move the number. We walk the property first and put the price in writing. If you already have a written estimate from another licensed, insured contractor for the same scope, bring it and we will beat it.
What does the price-beat guarantee actually cover?
A written, current estimate from a licensed and insured contractor for the same scope of work on the same property. Show it to us before we finalize our number and we will come in under it. What it does not cover is a verbal figure, a stale quote from two years ago, or a cheaper number that quietly leaves out the permit, the haul-off, or the slab.
How long does a demolition take?
The demolition itself is fast. Most single-family teardowns are done in one to three days on site. Getting to that day takes about a month, and the reason is usually not the permit. Dallas requires the property to be treated for rodents and insects 30 days before demolition, so that clock starts the moment you say go and runs alongside the permit and the utility disconnects. Plan on roughly four to six weeks from first call to machines on site.
Do I need a permit to demolish a house?
Yes, and in Dallas the checklist is longer than most people expect. The city wants a notarized authorization from the registered owner, a signed hold-harmless agreement, proof of a contract with a solid waste collection franchise, a tree survey covering any protected tree within 50 feet of the work, a handwritten turn-by-turn haul route with the disposal site named, confirmation that every utility has been told to disconnect, and certification that the property was treated for rodents and insects 30 days beforehand. One useful exemption: the city waives its $1,000,000 contractor insurance requirement for one- and two-family dwellings, though we carry ours regardless. We handle the whole packet.
Do I need an asbestos survey before demolition?
For a normal house, usually not. The Texas Asbestos Health Protection Rules exempt a single residence of four units or fewer that stays residential, so most single-family teardowns need no survey. It is a different answer for a commercial or public building, and for a former commercial building that was converted to a residence after April 1973, both of which do require one. Older homes can still contain asbestos in flooring, siding, insulation, and popcorn ceilings whether or not a survey is mandated, so we tell you what we are looking at before we start.
Do you take demolition-only jobs, or only when you are doing the rebuild?
Both. We have run demolition inside our own remodels and builds for years, and we are now taking it on as standalone work for homeowners, investors, and builders who have their own plans for the lot. There is no obligation to use us for what comes next, though we are happy to talk about it if you want a number.
Can you demolish a garage, outbuilding, or driveway?
Yes. Detached garages, sheds, barns, driveways, and slabs are all things we will take on, either on their own or as part of a larger teardown. Pools we scope case by case, because backfill and compaction have to be done to spec if anything is ever going to be built over them.
