Building a Lakefront Home

We build ground-up custom homes on waterfront lots, from Possum Kingdom Lake to the lakes across North Texas. A lake build is its own kind of project. The lot falls toward the water, the foundation and drainage carry more of the budget, and the whole house gets designed around the view and the shoreline.

Bringing us in before you close on the lot matters even more on the water than it does inland. We walk the shoreline, read the slope and the flood elevation, and tell you what it would actually take to build there. By the time you hold the keys to the lot, you already have a clear written contract on the home.

We walk shoreline lots before you close and read what the water adds to the build: bank slope, flood elevation, setbacks measured from the waterline, soil that has to hold a foundation near saturated ground, and how the buildable area sits between the road and the lake. The walk costs nothing and it often changes which lot people buy.

Main living set high to catch the water, walk-out lower levels that open onto the bank, deep covered porches, and glass placed where it earns its keep. We build from your architect, your own plans, or a Fin Home signature plan reshaped to the slope.

Waterfront lots fall toward the lake, so grading and drainage do real work here. We cut benches into the slope, build retaining walls where the grade needs holding, and route runoff away from the foundation and the bank so the site stays stable through heavy Texas rain.

    We walk the waterfront lot (or the ones you're weighing), talk through the home you want on it, and scope what the slope and the shoreline can carry.

    Design & Clear Pricing

    Drawings, engineering, retaining and foundation design, material selections, and a line-item budget all get locked in writing before the foundation goes in.

  3. 03

    Build

    Site work, retaining walls, foundation, framing, mechanicals, and finishes run under one project manager with progress walkthroughs.

  4. 04

    Walkthrough & Warranty

    Final punchlist signed off together, then the documented warranty handoff. 1/2/5 on work, systems, and structural.

Lakefront Build Questions, Answered

Where do you build lakefront homes?

Most of our waterfront work is at Possum Kingdom Lake, and we build on other North Texas lakes as well. If you have a shoreline lot in mind, walk it with us before you buy.

Do you handle dock and shoreline permitting?

Yes. Docks and shoreline structures get coordinated with the lake authority that controls the waterline, and we fold that approval into the schedule alongside the city or county permits for the house itself.

Does a sloped waterfront lot cost more to build on?

Usually, yes. Retaining walls, stepped foundations, longer utility runs, and drainage all add up before the house goes vertical. We price every line of it up front. Our DFW home building cost guide covers the broader per-square-foot ranges.

Can you build a walk-out lower level toward the water?

That is one of the best moves on a lake lot. A walk-out lower level turns the slope into living space that opens straight onto the bank, and we design the foundation and grading around it from the start.

How does construction financing work?

Most clients use a construction-to-permanent loan that funds the build in draws and converts to a regular mortgage at move-in. The breakdown lives on our financing page.
