What Drives Your Number
Size and scope
How much you touch is the biggest lever. A cosmetic refresh and a down-to-the-studs gut of the same room can differ by three times.
Material and finish level
Standard, mid-grade, or high-end selections swing the number more than almost anything else you decide.
Layout and systems changes
Moving walls, plumbing, or electrical adds real cost. Keeping the existing layout is the cheapest path through a remodel.
The age of your home
Older homes hide surprises behind the walls. On roughly half of renovations we find something that needs fixing, so a contingency belongs in the budget from day one.
Labor complexity
A tricky install simply takes longer. A fancy light that takes four hours instead of thirty minutes shows up in the labor line.

Read →Common questions
Why do you publish pricing when most contractors will not?
Because it is the first thing you want to know, and hiding it wastes everyone’s time. Real ranges up front let you plan and self-qualify before we ever talk. It is the same reason our cost pages are among the most-visited on the site.
Are these numbers a quote?
No. They are honest planning ranges from projects across DFW. Your real number depends on your home, your selections, and what we find once we look. We put a clear, written price in writing after we see your space.
How do you price a project, fixed or cost-plus?
Both, depending on the job. Most of our work is cost-plus: you pay for actual materials and labor plus a set margin, which keeps things transparent when the scope may shift or when we open up an older home. Fixed pricing, one number with the contingencies built in, fits when the scope is well defined up front. We tell you which suits your project.
Should I budget a contingency?
Yes, especially on an older home. Renovations turn up the unexpected often enough that a buffer for the unknown keeps a surprise from becoming a crisis.
