Opening Up the Dallas Kitchen

Load-Bearing Wall Engineering
Most Dallas homes built before 2005 have a wall between the kitchen and the living area that's carrying load. Removing it means a stamped structural drawing, a permit, and a steel or LVL beam sized for what comes down on it. Engineering happens during design so the framing schedule lines up with the materials on order.

Beam Installs and Column Work
The beam that replaces the removed wall has to land in the framing without cutting into ceiling height more than the design can absorb. We coordinate the structural pocket, the temporary shoring during install, and any column work where the load needs to transfer down to the slab.

Sight-Line Planning
What you see from the range, the sink, the island, and the entry to the room all get drafted at design. Each sight line gets confirmed against the rest of the floor plan so the finished kitchen reads as part of the larger living space the family already uses.

Plumbing and Electrical Reroutes
Opening the kitchen usually moves the sink, the cooktop, or the dishwasher to a new spot. Plumbing reroutes, gas drops, electrical home runs, and venting all get re-planned and re-permitted as part of the project, with pressure tests and inspections before drywall closes them up.

Floor Plan Integration
Flooring transitions from kitchen to living area need to land cleanly without a threshold strip that reads as an afterthought. We extend the existing flooring (or the new selection) across the opening so the floor reads as one continuous surface from cooking to gathering space.

Cabinet Layout Around the Opening
Cabinets that worked against a wall look different when half the room can see them. Upper cabinet runs get rebalanced for sight lines, vent hoods get sized for the new room volume, and back-of-island cabinetry gets specified so the island reads cleanly from the living side too.
