How long does a custom home build take in Dallas?

Most Dallas-area builds run 8โ€“14 months from groundbreaking to move-in. Lot conditions and city permitting move that number more than the floor plan does.

How does your pricing work?

Every estimate is written and itemized. Site work, foundation, framing, mechanicals, finishes, and allowances are kept as separate line items so you can see exactly what your money is buying. Our DFW home building cost guide walks through real per-square-foot ranges.

What if I haven't bought a lot yet?

We'd rather you call us before you buy than after. We'll walk prospective lots with you across the DFW metroplex and flag the ones whose site work will quietly wreck a budget โ€” slope, soils, utility runs, easements, all of it.

Can I bring my own architect and floor plan?

Yes. We build from plans you already have, collaborate with your architect, or design from scratch. We also have a library of signature plans we can adapt to your lot.

How is a custom builder different from a production or spec builder?

A production builder sells you a finished or near-finished product chosen from a fixed menu. A custom build starts from your lot and your decisions. You own the plan, the materials, the schedule, and the final result.

How does financing work for a custom build?

Most Dallas clients use a construction-to-permanent loan that funds the build in draws and then converts to a regular mortgage at move-in. The full breakdown lives on our financing page.

Who do I actually talk to during the build?

One point of contact owns your project from lot survey through final walkthrough. You get the same person on the phone, in the email thread, and on the job site.

Do you handle permits and inspections?

We pull every permit and track every inspection through to sign-off. Each Dallas-area municipality handles its own process; we know the local quirks.
