You want one company to own the whole project

Foundation, framing, roof, windows, flooring, cabinets, lighting, and the finish work all run under one contract. You get one number to call and one crew responsible for how it all fits together.

You value quality over the lowest bid

You will not always be the cheapest quote. Our trades focus on one thing and do it well, and we stand behind the work with a written warranty. If price is the only thing that matters, we are probably not your company.

Your home was built between the 1950s and 1990s

Older homes need bringing up to current standards behind the walls, not just new finishes on top. That is exactly the kind of work we plan for.

You would rather remodel than move

If you like your neighborhood and your mortgage rate, putting money into your home usually beats paying agent fees, closing costs, and a higher rate to move up.

You want the plan set before demo starts

We prefer to design the project, pick the materials, and stage them in our warehouse before we open a wall. That is how we keep projects moving instead of stalling out waiting on a backordered part.

We would rather say this now than three weeks into a project that was never going to make you happy.

You are shopping strictly on price

If the plan is to hire whoever quotes lowest, a smaller operator with less overhead will usually win that race. We would rather tell you that now than compete on a number we cannot stand behind.

Your budget has no room for the unknown

On roughly half of renovations we open a wall and find something the last owner or a handyman left behind. Older homes need a contingency for that. If the budget is at its absolute ceiling on day one, a remodel will be stressful.

You need the contractor to finance the work

We are hired to build, not to bank the project. Payments are expected on schedule, and if payments stop, work stops. We would rather be upfront than surprise anyone.

You pay for the actual materials and labor, plus a set margin. It is transparent and flexible, and it works well when the scope might shift once we get into the walls. You see where the money goes.

Best when scope is set

Fixed Price

One number for the whole scope, with the contingencies built in. Best when the project is well defined up front. No allowance games and no moving target once we start.

What Working With Us Actually Looks Like

The same trades, year after year

We do not shuffle subs to shave a few dollars. Our plumber, our cabinet maker, and our crews have worked with us for years. They get paid consistently, they show up, and they know what they are doing because they have done it hundreds of times.

Materials staged before demo

We have the warehouse space to order, sort, and store your materials before we start. That is why our projects often finish in a fraction of the time others quote. We are not waiting on a delivery while your kitchen sits torn apart.

A written warranty

One year on workmanship, two years on major systems, and ten years on structural components. The standard is the same the day you move in and years later.

Honesty about the unknown

Renovations are not new builds. There is no original plan to follow, so we demo to see what we are dealing with. We plan a contingency for that and talk about it before you sign, not after.

Common Questions

Do you require full payment upfront?

No. Work is billed on a schedule tied to progress. We are not a bank, so payments do need to keep pace with the work, but you are never asked to pay for the whole project before it starts.

What happens if you find a problem after demo?

We show you what we found, explain the fix and the cost, and get your sign-off before we proceed. On older homes this happens often, which is why we build a contingency into the plan and talk about it before we start.

How do you price a project?

Two ways. Cost-plus bills you for materials and labor plus a set margin, which keeps things transparent and flexible when the scope is uncertain. Fixed pricing gives you one number with the contingencies built in. We will tell you which fits your project.

Can you match a much lower bid I got?

Usually not, and we will be honest about why. A lower bid often skips the prep and the behind-the-wall work that makes a remodel last. We would rather lose the job than cut the parts of it you cannot see.

How soon can you start?

It depends mostly on how ready you are. We design the project, make the selections, and get the materials in hand before demolition, so a homeowner who already knows what they want reaches demo day much sooner than one who is still exploring. Staging everything up front is also how we keep the build from stalling once it starts.

What are your working hours? Do you work weekends?

We generally work about 8:30 to 5, Monday through Friday. We add Saturdays only when we need to make up time, usually after a weather day or a delayed material, so the project stays on schedule.
