Fort Worth is the other half of the Metroplex and it does not build like the northern suburbs. The neighborhoods inside Loop 820 were largely finished before 1970, and a good number before 1940, which changes what a remodel actually involves. We work across the central and southwest side, from the bungalows of Fairmount and Mistletoe Heights to the mid-century ranches in Ridglea, Westcliff, and Wedgwood.
Pier-and-beam foundations rather than slab, cast iron drain lines, and original wiring that predates modern load expectations. Ceilings are lower and rooms are smaller than the 1990s suburbs, so opening a floor plan here is a structural conversation rather than a cosmetic one. Most pre-1960 Fort Worth homes sit on pier and beam rather than slab. That makes plumbing reroutes far easier than in the northern suburbs, and it makes level, rot, and pier spacing something to survey before design rather than discover during demo.
Original Systems Behind the Walls
Cast iron drains, galvanized supply, and wiring installed for a house with three appliances. Once walls are open, replacing these is usually cheaper than working around them, so we scope and price it up front instead of issuing a change order in week six.

Structural, electrical, plumbing, mechanical, and addition work is permitted through Development Services, with applications running through the Fort Worth permitting portal. Work in a historic district needs preservation review before the building permit is issued. We pull both and manage the inspection schedule.

Do you work in the Fort Worth historic districts?

Is remodeling a pier-and-beam house different from a slab house?
It is easier in some ways and harder in others. Moving plumbing is far simpler because there is a crawlspace instead of a concrete slab to cut. Levelling, pier spacing, and floor framing condition are the things that need surveying before we finalise a design.
How long do Fort Worth remodels take?
Bathrooms run 4 to 8 weeks once demo starts and kitchens 6 to 12. Whole-home work on older stock runs 4 to 10 months, and the range is wider than the suburbs because what is behind the walls is less predictable.
